    (Job # 551969) Facilities Project Supervisor, CSU Classification Salary Range: $ 7,497 - $10,921 per month (Step 1- Step 20), Hiring Range: $7,497- $8,783 per month (Step 1-9). Step placement will be determined based on relevant qualifications and professional experience. Step placement upon appointment is not expected to exceed Step 9 ($8,783 per month) for highly qualified candidates. Future increases, including step advancement, are subject to union negotiations.

    This is a full-time, benefited, non-exempt, permanent position with a one-year probation.     Position Summary:

    Reporting to the Director of Facilities Maintenance and in collaboration within the Department and campus, the incumbent is a working supervisor responsible for supervisory oversight and coordination of skilled multi-trade crafts workers and assistants tasked with providing for the maintenance, repair, construction and renovation of the University's Housing facilities. As such, the incumbent provides comprehensive technical project leadership, acts as a key liaison with customers, coordinates cost recovery work order and assigned project estimates and ensures supplies and materials are available for the work to be done in a timely and cost-efficient manner.

    Key Responsibilities:

    Planning and Assigning Work
    • Oversees management of and ensures successful delivery of services required for ongoing maintenance, repair, construction and renovation of the University's Housing facilities. This includes collaboratively working with other Facilities Management units and campus departments and personnel to ensure work is accomplished efficiently and based on need and campus priorities.
    • Prioritizes and coordinates work assignments for Unit crews or projects ensuring that all parts of the work assignment are understood and provided for including scope and tasks, estimating, schedule, materials, equipment, supplies and manpower (including outside resources). This includes planning and basic design work required for specifically assigned work.
    • Assigns work to qualified crew members and provides work and safety instructions as needed. Also provides on the job training and instructions to less skilled workers in trade and safety practices.

    Quality Control
    • Monitors work in progress and fully inspects completed work to ensure it follows specifications, drawings, applicable building and safety codes, special instructions and sound trade practices.
    • Monitors expenditures and schedule associated with assigned work or cost-recovery related work to ensure work is accomplished in an efficient manner and within the approved schedule and budget.
    • Assists in maintaining Unit personnel time records and provides input for employee evaluations.
    • Utilizes University time management/absence reporting system as directed by supervisor.
    • Assists the Director of Facilities Maintenance in planning, leading and documenting regular safety training meetings/workshops for trade workers.

    Coordination
    • Coordinates with other Department Units and Lead Workers in scheduling specific trade workers to ensure work is accomplished within the approved schedule and in the appropriate sequence.
    • Collaborate with Planning & Design and other units to ensure planned work is accurate and appropriate. Provides feedback regarding design, cost estimating and schedule for assigned work.

    Material And Supplier Acquisition
    • Compiles and creates material orders and maintains inventories to support the maintenance and repair of housing facilities

    Reporting
    • Utilizes electronic maintenance management system to assign, track, prioritize, and coordinate deployment of resources required to implement maintenance, repair, construction and renovation work. This includes ensuring periodic maintenance information is kept up to date and accurate and that cost-recovery eligible work is properly tracked, documented, evaluated and billed.
    • Reports changes and provides feedback regarding the University's facilities data, campus mapping system, utility infrastructure mapping, building floor plans, site plans and other related data so that such may be kept current by other Facilities Management units.
    • Assists in the preparation of annual and ongoing reports related to the assigned the Unit.

    Training and Emergencies
    • Attends mandated University trainings (safety and other), meetings and other events during normal work hours and as requested.
    • May perform any necessary functions in the event of an emergency (i.e., earthquake, fire, flood, etc.,) that can be safely performed.

    Knowledge, Skills, and Abilities Associated with this Position Include:
    • Thorough knowledge of methods, materials, tools and equipment used in the building and construction trades. To include ability to operate all applicable tools and equipment.
    • Knowledge of facilities management, facilities repair and maintenance services, construction processes, procedures and terminology pertaining considered standard for the profession.
    • Thorough knowledge of applicable state and federal codes and regulations pertaining to the construction and building trades including understanding of the California Building Code, the American with Disabilities Act and the Safety Orders of the Division of Industrial Safety for the State of California.
    • Thorough knowledge of asbestos and lead abatement, mitigation and protocols.
    • Demonstrated knowledge of job design, cost estimating, work sequence and resource scheduling as required to run an efficient institutional building maintenance unit.
    • Demonstrated skills concerning use of common software suites such as Microsoft and Google suites.
    • Demonstrated skills concerning use of profession-specific software (i.e., work control, facility maintenance management, construction management, etc.,) including the ability to use such systems to track work orders, obtain warehouse supplies, maintain records and retrieve data.
    • Effective supervisory practices and techniques as required to plan and direct the work of skilled trade’s workers and their assistants.
    • Ability to perform basic design work including making rough sketches.
    • Ability to read, interpret and work from blueprints, plans, drawings and specifications.
    • Ability to analyze and respond appropriately to emergency situations.
    • Ability to collect, compile and organize a wide variety of data for reporting and record keeping purposes.
    • Ability to reason logically, draw valid conclusions and make appropriate recommendations.
    • Excellent attention to detail, including content and format.
    • Ability to perform arithmetic calculations at a level appropriate for the duties of the position.
    • Ability to read and write at a level appropriate for the duties of the position.
    • Ability to observe and ensure observance of safety requirements and safe work practices and methods as required including the use of personal protective equipment, fall protection gear and half-face respirator.
    • Ability to recognize and accommodate changing priorities; meet short- and long-term deadlines/goals, and complete routine tasks despite intermittent interruptions. This includes managing multiple tasks and working proactively to avoid crisis and backlog.
    • Ability to communicate effectively and work harmoniously with a wide variety of individuals and organizations directly and indirectly involved with work assignments, projects or events.
    • Ability to operate sustainability concepts (economy, society, environment) into all aspects of performing job duties


    Minimum Qualifications:

    Equivalent to a high school diploma and two years of journey-level experience in one or more building trades with a minimum of one year of the aforementioned experience as a lead worker and/or in a supervisory capacity over journey-level crews
    • Experience in institutional maintenance and repair operations and/or construction management including planning, scheduling, resource allocation and cost estimating.
    • Knowledge of federal, state and local laws and regulations related to the duties assigned.
    • Well-developed interpersonal and written and verbal communication skills.

    Possession of a valid driver's license and acceptable driving record.

    Preferred Qualifications:
    • Experience performing the duties described herein within a school, university or institutional environment.
    • Ability to obtain and maintain Contractor/Supervisor level asbestos certification.
    • Ability to obtain and maintain Building Inspector level asbestos certification.
    • Ability to obtain EPA 608 Certification
